Our years of experience working with local clients, constant active market research and access to proprietary property market reports means we can provide you with an accurate and realistic valuation of your property, enabling you to realise the desired outcome. Advice on the best way to present the property can also be provided along with suggestions on the best time to begin marketing.  Our agents will always accompany potential tenants on viewings unless otherwise notified and provide feedback in a timely manner.  Once an offer has been accepted, we will then guide you through the entire process and be the key liaison between yourself and the tenants in order to progress the let through to satisfactory completion in the agreed timescales.

Accurate valuations

 

The aim of marketing the property will always be to rent at the best price within the required timescales.  If a property is overvalued, this will dissuade would be tenants from viewing.  If the property is undervalued, the client could lose many thousands of pounds.  The remit of our valuers is to provide clients with an accurate valuation price based on market conditions, comparables, speaking with respected local surveyors and also understanding client expectations.

In conjunction with yourself, Lourdes will create a marketing solution tailored to your needs.  We use a professional photographer and professional floor planner to produce impressive colour details of your property to be distributed to suitable applicants.  Professional and considered photographs are very important in maximising awareness and will result in more viewing requests. The professional details will also be distributed via our website and our large web portal network.

 

The Internet

In addition to our website, Lourdes utilise all of the major web portals to ensure maximum exposure for clients.  Examples of sites used are Rightmove, Primelocation, Zoopla and many more.

 

Social media

We also have property feeds to Twitter and Facebook which enables us to advertise available properties to people via this medium.

 

Print publications

Even though the internet and social media are the largest source of applicants, Lourdes also still utilises print publications to always ensure maximum exposure for clients.  We have identified the most effective titles for the area and are also regularly asked to provide editorial for these publications as well.

 

The Lourdes full management service is for landlords who do not have the time or desire to deal with the administration of a rental property or portfolio. Many tenants see a professionally managed property as a more desirable prospect for themselves.

 

Our property management team is on hand to make the letting of your property as simple and easy as possible. Every aspect of time consuming administration involved in the lettings process is taken care of by us.  Lourdes utilise a powerful cloud based Oracle software package and are a fully paperless company. Every communication between Lourdes, tenant and landlord is stored within the software enabling full visibility and cloud storage of important documents to our clients.

 

Just a small sample of the work we undertake as part of our property management service is as follows;

 

Electrical and Gas Inspections

Where instructed, Lourdes can arrange for the electrics and/or gas to be checked at your property. The gas certificate is an annual legal requirement.


Welcome packs

Welcome packs are emailed to both tenants and landlords on commencement of tenancies to ensure efficient communication.


Independent Inventory

With a trusted list of independent inventory clerks on hand, we can arrange for an inventory/check in and a check out for the property.


Key Holding Service

We securely hold a full set of keys including access codes and fobs for our contractors to gain access to the property when necessary.


Repairs and Maintenance

Our management team will liaise directly with you and your tenants to arrange for any quotations and repairs to be carried out where appropriate. Each of our preferred contractors are vetted and we hold the relevant copies of public liability insurance and any professional qualifications on file.  Where appropriate, the Property Management department are more than happy to work alongside any existing contractors which landlords would like to use.


Client Accounting

We operate a ring fenced client account which is fully insured and regular audited to ensure we comply with our ARLA membership.  Additional benefits that are offered to clients include:

  • Multiple bank accounts can be used across a single landlord's portfolio.
  • Clear and concise monthly statements sent via email, also accessible through a secure login.  To ensure your accounting is in order, Lourdes will email you a monthly breakdown of any costs and repairs incurred along with confirmation of the rent received.
  • We will collect all rent due and forward direct to your bank account minus any agreed Lourdes fees.
  • Rent arrears chasing.
  • Batch BACS payments for rent forwarding. 


Registering Tenant Deposits

Under our rent collection and comprehensive management services, the deposit will be registered with the Tenancy Deposit Scheme (TDS), a certificate produced and provided to both you and your tenants.

 

Professional Cleaning

A professional clean is always recommended before any new tenancy commences. We have long standing relationships with a number of local cleaning companies and can happily arrange this for you.

 

Property Inspections

Where instructed, Lourdes will carry out property checks during the tenancy. This will involve a member of Lourdes staff visiting the property and conducting a review of the premises.

 

Energy Performance Certificate

Where instructed, Lourdes will arrange for an Energy Assessor to produce an Energy Performance Certificate.

 

Payment of Outgoings

If instructed, we can arrange for your ground rent, service charge and other fees to be paid from the incoming rent.

 

24 Hour Call Out Service

Your tenants will be provided with a 24 hour contact number in the event of an emergency. Advice is given to your tenants at the commencement of the tenancy as to what constitutes an emergency.
