Valuation
A valuation on your property will be carried out free of charge at a time that best suits you. We also operate a strictly no let no fee policy. The valuer will be able to advise you on the current market conditions and suitable marketing price. You can arrange a valuation via telephone , email or by visiting our office. The valuer will also discuss whether you would like a 'let only service', 'let and rent collection service' or 'fully managed service' and which one best suits your needs.
Compliance with safety regulations
As a landlord, you have a legal responsibility to ensure your property complies with all of the regulations which includes: the safety of gas appliances, electrical installations and any furnishing within the property. It is our professional duty to inform you of any regulations and assist you with ensuring you are compliant.
Marketing
Once you have instructed Lourdes to let your property, we will begin marketing. We provide a bespoke marketing solution for individual properties to achieve the maximum exposure, best rental yield and a let within the most suitable timescales.
Viewings
Viewings will always be accompanied and can be conducted 7 days a week at times pre arranged with yourself. Lourdes will endeavour to provide feedback regarding viewings within 24 hours and we will ensure that we use our experience to suggest suitable recommendations relating to the rentability of your property.
Offers
Once the applicant(s) has selected your property, we will contact you with their offer. The offer will include; price, length of tenancy, move in date and any other requests which are essential to them.
Let agreed
Once the suitable tenant(s) has been identified, we will proceed with the referencing process and begin to prepare the necessary paperwork. Any offer made on a property will be subject to satisfactory references and a completed tenancy agreement.
Tenancy agreement
Following satisfactory references, the tenancy agreement will be forwarded to both yourself and the tenant(s) for signing.
Inventory
Prior to occupation, it is usual for a detailed inventory to be prepared by an independent inventory company detailing the condition and contents to ensure a trouble free return of the deposit at the end of the tenancy after the 'checkout' is completed. Lourdes can recommend a reputable independent company to carry out the inventory.
Rent and deposit
An advance rental payment, deposit and any other fees will be provided to Lourdes prior to occupation on your behalf.
Completion
Once the funds are cleared and tenancy agreement is signed, your new tenant(s) will move into the property!
Post completion
After the tenant(s) have moved into the property, Lourdes will provide them with a welcome pack to the area to help them settle in as quickly as possible.
