Valuation
A valuation on your property will be carried out free of charge at a time that best suits you. We also operate a strictly no sale no fee policy. The valuer will be able to advise you on the current market conditions and suitable marketing price. You can arrange a valuation via telephone , email or by visiting our office.

Marketing
Once you have instructed Lourdes to sell your property, we will begin marketing. We provide a bespoke marketing solution for individual properties to achieve the maximum exposure, best price and a sale within the most suitable timescales.

Viewings
Viewings will always be accompanied and can be conducted 7 days a week at times prearranged with yourself. Lourdes will endeavour to provide feedback regarding viewings within 24 hours and we will ensure that we use our experience to suggest suitable recommendations relating to the saleability of your property.

Offers
Any offers will be personally discussed with you and forwarded in writing. Any offer will be subject to contract and will not be legally binding at this stage.

Sale agreed
At this stage, you must instruct a solicitor. Once the offer has been accepted by both yourself and the purchaser, Lourdes will issue a memorandum of sale to all parties detailing the agreed price and any additional terms. It is also important at this stage to discuss suitable exchange and completion dates.

Exchange
Once all the formalities are completed, the contract is signed by the purchaser(s) and yourself and contracts can be exchanged. The deposit (which is normally 10% of the purchase price) is forwarded to your solicitor and the transaction is legally binding. The completion date is then agreed and set.

Completion
The balance of the purchase money (usually 90% of the purchase price) will be forwarded to your solicitor’s account and they will confirm that completion has taken place.

Post completion
Lourdes will still be available to liaise between you and the purchaser even after completion has taken place to ensure all parties are satisfied.
